At A Transformed Room, we have some unique ways to meet your needs.  Keep in mind that
the cost of staging is far less than the cost of a price reduction. 

Vacant Home Staging

This is our specialty!  We bring in the furniture and accessories to make your empty house look like a model home.  Vacant houses appear cold, smaller than they are, and uninviting.  The purpose of rooms is sometimes confusing and every flaw is magnified because there is nothing else to distract the eye.  By bringing in modern furnishings and updated accessories, we can make your home say “I’m current, well maintained, and inviting.” 

Unlike other stagers, we do not rent our furniture.  We own it and are willing to sell it.  We mostly use Z Gallerie, Pottery Barn and Restoration Hardware style pieces. This offers you four benefits: 

• Our bid is not influenced by an outside rental agency;
• You do not have to deal with the hassles of a separate rental contract;
• The furniture has an almost universal buyer appeal and doesn’t look like cheap apartment rental furnishings;
• Sometimes the furniture sells the house.  Your buyers have the option of purchasing those pieces that they absolutely love.

At A Transformed Room, we are experts at designing and creating beautiful interiors as well as outdoor rooms and exterior spaces.  We specialize in lifestyle merchandising.  We uniquely decorate each home and incorporate design elements that appeal to the prospective buyers' personalities, hobbies and interests.   We don’t just furnish a vacant home, we create living environments that most people aspire to achieve.

We have a strong reputation of being hands on, going above and beyond our clients' needs and working closely with our clients to tailor the design to a buyer profile.  Sometimes it is the little things like popcorn in the bowl of a media room or custom window treatments; sometimes it is the large things like being able to turn around projects “overnight” if needed.

STAGING QUOTE

Ideally, A Transformed Room would like the opportunity to view your property and take proper measurements prior to providing the Realtor or property owner with an accurate price quote for services.  However, our prices are so competitive, especially given the quality of our furniture, that we can give a ballpark quote for an average South Orange County Tract home.  These prices are assuming a completely vacant home up to 3,000 square feet, 5 bedrooms and  3 ½ bathrooms in which we only bring in furniture and accessories.  (That is, we do not need to paint or update lighting, or flooring, etc.)

STAGING FEE
We charge a one-time Staging Fee of $1,750.00 which is due and payable on the first day of staging.  This fee includes the cost of design, coordination of inventory, shopping, two to three full days of staging, one full day of de-staging,  and all moving fees associated with staging and de-staging.

FURNITURE AND ACCESSORY RENTAL FEE
Because A Transformed Room owns all of its own furniture and accessories, a separate furniture rental contract is not necessary.  Our furniture is all current and up to date from stores like Z Gallerie, Pottery Barn and Restoration Hardware.  This gives your home a sense of continuity and allows the rooms to flow together and provide an emotional and cohesive ambiance as you travel from room to room.  Our Furniture and Accessory Rental Fee for up to a 3,000 square foot home, up to 5 bedrooms and 3 ½ bathrooms  is $1,500.00 per month.  We encourage you to compare prices - we know if you compare quality, we’re a bargain!

RENTAL FEE DURING ESCROW
Many homeowners would like to continue to have their home fully staged through escrow and up to the final walk-through.  As sometimes this can be cost prohibitive, A Transformed Room will reduce the Furniture and Accessory Rental Fee to $500.00 per month once a homeowner has entered into escrow.

PAYMENT
A deposit is required to reserve a staging date and the balance is due upon completion of model home merchandising. We accept cash and checks.  If necessary, we can work out terms to accept credit cards through Paypal.

OPTION TO PURCHASE
Most Stagers rent furniture when staging vacant homes.  The typical rental company charges about $300 per room for apartment grade furniture with a three month contractual minimum.  Because we buy all of our furniture at or below wholesale, this is a savings we pass directly onto the homeowner with our low rental fees.  Additionally, many times the furniture sells your home.  This can be accommodated as well.  A Transformed Room can offer all furniture and accessories for an average 3,000 square foot home to your buyer for the price of $10,000.  This fee can also be paid through escrow.  Can you imagine purchasing an entirely furnished model home for an additional $10,000?  This is one way we continually turn over our inventory and offer the most current styles to stage your home.
